A Matterport tour is an interactive model of the home that opens from a web link. Buyers can move room to room, look in every direction, switch to the dollhouse view to understand the layout, and measure spaces. It works on phones, tablets and computers, so out-of-town buyers can tour the home before visiting.
Much of San Diego living happens outside. The Matterport Pro3 works outdoors in direct sunlight, so patios, pools, yards and views can be connected to the interior tour. A building perimeter scan starts at $99, and a full site scan starts at $149 for lots up to 10,000 sq ft.
Turn on all lights, open interior doors and blinds as desired, clear counters and floors, and plan for people and pets to be out during the scan. The scanner is moved every few feet, and each sweep takes under 20 seconds.
Prices are set by interior square footage: $249 up to 1,500 sq ft, $349 up to 3,000, $449 up to 4,500, $549 up to 6,000 and $649 up to 7,500. ADUs and guest houses are priced individually at 60% of the base price (minimum $99). Schematic floor plans are available from $16.
Six months of hosting is included. If a listing needs longer, extended hosting is $99 for 12 more months, or the model can be transferred to your own Matterport account free.
