Why scan a property for an insurance claim?

A Matterport Pro3 scan records a property's condition room by room, with measurements, in a 3D model you can share with adjusters, contractors and owners. It is useful for pre-loss documentation, documenting damage before mitigation and repairs, measurements for estimates, and before-and-after records.

Because the model is a web link, everyone working on the claim can review the same rooms without another site visit.

What is a TruePlan file for Xactimate?

TruePlan is a Matterport service that turns a scan into a sketch file for Xactimate, the estimating software widely used for property claims. Instead of measuring and drawing each room by hand, the estimator starts from a sketch built from the scan.

For teams using Estimate by Cotality, Matterport offers Matterport Sketch files created from the same scan.

What it costs

TruePlan is priced by interior square footage, shown at Matterport's published estimate plus a 10% handling fee: $33 up to 1,000 sq ft, $88 up to 4,000, $220 up to 10,000 and $550 up to 25,000. Larger spaces are quoted at order. The scan itself starts at $249 for up to 1,500 sq ft and includes 6 months of hosting.

Active construction, hazardous or heavy-contents conditions add 20% of the base scan, with a $50 minimum.

Other files that help with restoration

A schematic floor plan (from $16) gives a quick plan view of each floor. An E57 point cloud ($120) or MatterPak ($65) can help contractors who model or measure in other software. All exports are confirmed when the files are ordered.

Scheduling urgent claims

Scans can be booked within 48 hours (+25% of the scan subtotal, minimum $75) or within 24 hours (+50%, minimum $150). After-hours, weekend or holiday scans add 20%, minimum $100.
